The architectural design process involves five basic phases: Schematic Design, Design Development, Construction Documents, Bidding/Negotiation and Construction Administration. The client and Architect meet initially to discuss the project. The Architect then draws a Schematic Design, and together, the Architect and the client refine the design to reflect the clients' lifestyle, desires, and functional needs. Next, the Architect completes the Design Development phase. Fully developed floor plans and interior and exterior elevations are created. During the Construction Documents phase, the design solution is converted into documents for use in bidding and construction, specifications are drawn up for materials, etc., and all necessary drawings are completed. |
The Architect prepares the bidding documents during the Bidding/Negotiation phase. The building industry then provides its response to the Architect's design. During the Construction Administration phase, the Architect documents and conveys to the client the progress of construction; processes requests for payment from contractor; and develops the punch list required for final project close out. |
